City of Ottawa Vacant Unit Tax – Declarations are open

Residential property owners in the City of Ottawa can make their 2024 property occupancy declarations now through their My Service Ottawa portal or by using the City of Ottawa’s Declaration form.   The deadline for filing is March 21, 2024.

Failure to submit a declaration by the due date but before April 30, 2024, will result in a fee of $250 being added to the property’s 2024 tax roll.

If no declaration is filed, the property will be deemed vacant, and the owner will be charged the Vacant Unit Tax and may be subject to a $10,000 penalty.  The penalty and tax will be added to the 2024 tax roll. 

To complete the declaration, you will need the following information:

  • Property tax roll number and access code (found on your most recent property tax bill)

  • Full name and contact details (phone number and email address) of the person making the declaration.

  • Details on the occupancy of the unit(s)

  • Information to support an exemption, such as but not limited to the start and end dates of occupancy, date of death, court or government order numbers or construction permit numbers, and brief descriptions of the project(s)
